1 - Prices
All prices displayed include VAT.
Total price includes expenses for consumption of gas, electricity, water and Wifi connection.
Total price includes final cleaning fee as well as all the supplements chosen and reflected in your booking form.
2 - Payment
Your reservation will be confirmed upon reception of the booking fee made by credit card or Paypal.
Any related cost to a bank transfer shall be paid by the client.
The amount of the booking fee is defined according to the apartment selected, the length of your stay and the number of people and correspond to the 24,2% of the total amount.
The payment has to be made at the moment of the online booking.
Once the payment is received your reservation is valid and confirmed and a confirmation e-mail is automatically sent, including all detailed information for your arrival in Barcelona.
The remaining balance payment is only allowed by cash or credit card upon your arrival in Barcelona. You will be welcomed by the owner or his representative directly at the accommodation address. Some of them don´t accept credit card payments ; if you don´t want to pay in cash we recommend you to make a Bank Transfer for the total amount.
3 - Security Deposit
All the rentals require a security deposit specified in your booking voucher. This amount must be paid in cash in the moment of check in and guarantees the proper care of the accommodation premises and of the furniture and fittings therein.
This amount must be paid by cash. In the event that the accommodation is left in the same condition as it was on the day of arrival, the security deposit is refunded to the client.
The accommodation owner or property manager has the right to refuse admittance to clients who do not pay the required security deposit
4 - Supplements and discounts
In your booking voucher appear all supplements applicable.
Please notice that some supplements are optional but other are fixed in advance. The following supplements are not optional:
5 - Children
Children under 1 year old are not considered as occupants. Remember to indicate in your reservation form if you need in your apartment a coat or/and a child seat. The installation of these accessories are free but always subject to availability.
6 - Client cancellation
The booking fee paid for the reservation of the accommodation cannot be reimbursed in any case.
Cancellations made with more than 30 days in advance are reimbursed 100% except the booking fee.
Cancellations made between 7 and 30 days in advance are reimbursed 50% except the booking fee.
Cancellations made between 0 and 6 days in advance are not reimbursed.
In the event that the client should change their dates, it will be possible depending of availability. This applies also to transfer from one accommodation to another.
7 - SweetDreamsBarcelona.com cancellation
In the event that SweetDreamsBarcelona should be unable to provide the property that client has booked, we reserve the right to transfer the client to a property of similar characteristics. If no agreement can be reached both parties are authorized to cancel the contract.
In this event we will refund the prepayment (except the part corresponding to the days that the apartment was used, if this is the case).
We will neither be liable for further claims by the client nor for any damages, losses, lost profits, direct or indirect costs, arising from such cancellation.
8 - Booking change upon client request
The following changes can be made up to 48 hours prior to arrival:
- Number of guests, depending on the accommodation capacity.
- Addition of nights, depending on the accommodation availability calendar.
All cancellations or changes must be communicated by e-mail. No request made by phone will be accepted.
9 - Check in / Check out
The apartments will be available for check in at 15:00h or 16:00h depending on the apartment, except in cases of "force majeure".
Whenever possible, under express request by e-mail, we can organize an earlier check in. For this reason, it is important to inform us about your arrival time and about any change. Customers need to inform with advance of their estimated time of arrival to Barcelona.
In the case of non-communication SweetDreamsBarcelona.com will not be responsible for any problem or delay produced during the check in.
Please remember that we are not an agency and the owners or their managers need to go personally to the apartment to make the check in and deliver the keys. Please, be respectful with their time and life.
Please notice that arrivals between 20 and 23 hours are subject to a supplement of 20 €, and those after 23.00 pm, to a supplement of 35 €.
The customer can select this supplement in your booking process. However, even if is not selected and indicated on the booking voucher, if you arrive after 20:00 or 23:00 the supplements will be equally charged.
In the check in you´ll receive a certain number of keys. In case of loss a penalty of 60 euros will be applied.
The standard check out is fixed at 11.00 am.
Exceptions may be made depending on the availability of the apartment.
However, the departure time is fixed at the time of check in and will be reflected in the contract. This time must be scrupulously respected by the client and no changes on it made less than 24 hours in advance or outside office hours will be accepted.
The client must be prepared for departure at the scheduled time and need to leave the apartment in proper conditions. The delays on the scheduled time may involve a penalty of 50 euros.
10 - Personal Data Privacity
Your personal data will receive treatment in accordance with applicable data protection law, and in no case will be transferred to third parties for any commercial activity or otherwise.
11 - Special Requests
Special requests are taken into consideration, but in no way this guarantees their granting.
12 - Number of Guests
Only the number of people indicated by the client when booking shall be authorized to stay in the accommodation. In the instance that the number of guests varies within one stay, the booking shall be made for the maximum number of guests who will occupy the accommodation.
The number of guests who may stay in the accommodation shall not exceed the authorized capacity, except for children aged 1 year or less.
Pets are only allowed when permission has specifically been granted.
In the event of any infringement of the aforementioned obligations, the owner or SweetDreamsBarcelona.com are entitled to request that the client leave the accommodation. The client shall have no right to claim any type of compensation.
13 - Use of Accommodation
The accommodation shall be used for individuals and business travellers as a seasonal rentals, the accommodation should never be used for commercial activities without the prior written acceptance of property owner.
14 - Cleaning
The accommodation is cleaned prior to each client arrival. Bed linen and towels are provided for each guest occupant.
When leaving, guests are required to leave the apartment in a reasonable condition removing any residue caused during your stay. Do not comply with these obligations, shall be penalized with 30 €.
15 - Condition and Maintenance of the Accommodation
The client shall keep and maintain the premises in good condition throughout rental period, and freely agrees to pay the owner the present market rates in case of any damage or loss to the said accommodation, caused either by client or by any other guests staying in the rented accommodation.
16 - Behavior
The client booking the accommodation is liable for the correct and decent behaviour of all the people accompanying him/her. Should that person, or any person accompanying him/her not behave in an appropriate and responsible way, we shall be entitled to request that the client and the people accompanying him/her leave the apartment without the later having any right to claim any type of compensation.
Please respect your neighbours: most of our apartments are located in private and residential buildings. The neighbours are normal working people who need to get up early and go to work every day. Therefore, please limit your noise level in the stairwells as well as in the apartment.
ANY EXCESSIVE NOISE, LOUD MUSIC AND PARTIES ARE STRICTLY FORBIDDEN!
In case of complaints from the neighbours due to excessive noise or annoying behaviour by any people in your group, the owner has the right to expel the client and all guests from the apartment whether it is during the day or night, without giving any refund of the amount already paid for the reservation, and to keep the security deposit.
By booking the client agrees with these terms & conditions. In addition, any police fine will the responsibility of the guest.
NOTE: It is strictly forbidden to make noise between 22 hours and 9 hours.
17 - Ecology, energy savings
Help save energy: Please make sure that all lights are turned off when you leave the accommodation, and that the air-conditioning and heating are set to minimum or switched off whenever possible. Also, take your rubbish out and separate glass, cardboard and paper whenever possible.
18 - Liabilities
Neither SweetDreamsBarcelona.com or the owner of the apartment shall be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment by the guest, including without limitation, damages, insurance, losses because of fires, robbery or criminal behaviour.
19 - Website
While we do our very best to maintain the accuracy of the information contained on its website, we cannot be held liable for any errors or omissions that may arise, or be responsible or liable for any negligence with regard to information on or accessible from this website. We also reserve the right to change information published on the site at any time including rates, descriptions and pictures.
20 - Dispute
All disputes between from the above terms and conditions shall be settled by the Barcelona Arbitration Court(Spain). Therefore any complaint related to the rental should be directed directly to the owner or manager of the accommodation during the stay.
The Terms & Conditions may undergo changes and shall be effective and accepted on-line as from the date of the first booking request. These Terms & Conditions do not affect consumer statutory rights.
